One part of Primary market is moving fast and selling over list
Rates are high. Freddie Mac put the 30-year fixed mortgage at 7.40% as of October 15, 2026. That is a real headwind for buyers across Primary market. But one ZIP code is not reading the same script.
In ZIP 90232, the Real Estate Data Aggregator counted 66.7% of homes selling above list price in the three months ending August 31, 2026. That is two out of every three homes. No other ZIP in this market came close.
That share jumped 18.9 points from the same period in 2025, according to the Real Estate Data Aggregator. More buyers are competing, and sellers are winning.
ZIP 90232 at a glance
Half of all homes in ZIP 90232 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That is up 27.8 points from a year before. Pricing and timing matter a lot here.
The median sale price in ZIP 90232 reached $2,325,000, up 34% from the same period in 2025. Homes also sold in just 28 days on average, 21 days faster than a year ago. Both figures come from the Real Estate Data Aggregator.

What the national picture adds
Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Inventory rose to 1.60 million homes. Prices were up just 1.3% year over year.
Realtor.com reported for-sale listings growing nearly 7% year over year in the U.S. for the week ending October 10, 2026. More supply nationally does not mean more supply everywhere locally.
In ZIP 90232, homes for sale actually fell 28.1% from a year before, the Real Estate Data Aggregator found. Fewer choices, more competition, higher prices.
One street can read differently from the whole ZIP
These numbers cover whole ZIP codes. One block, one street, one building type can tell a different story. Jorge Gonzalez and Angela Whiteway have more than 40 combined years reading this market, neighborhood by neighborhood.
