Price gains in the Primary market are not showing up everywhere

Real estate, Primary market

The National Association of Realtors reported that home prices rose 1.3% nationally in September 2026. That number sounds simple. But in the Primary market, the Real Estate Data Aggregator shows swings far wider than that, in both directions. Knowing which side your home sits on is the whole game right now.

The three months ending August 31, 2026: what the data shows

Jorge Gonzalez and Angela Whiteway have watched this market for over 40 combined years. They will tell you the same thing: a ZIP code average can hide a lot. This period proves it.

The Real Estate Data Aggregator counted a 41.7% rise in median sale price in ZIP 90230, Culver City, to $1,050,000. That is the biggest gain in this market. One ZIP over, 90232 in Culver City, was up 34%, with a median of $2,325,000.

Meanwhile, ZIP 90305 in Inglewood saw the median price fall 17.9%, to $699,000, according to the Real Estate Data Aggregator. ZIP 90044 in Los Angeles dropped 8.2%, to $642,500. Both ZIPs sold more homes than a year ago, so this was not a quiet market. Prices just moved the other way.

In ZIP 90230, Culver City, the Real Estate Data Aggregator counted 70 homes sold. Sellers averaged 100.8% of their list price. More than a third sold above asking. That is a ZIP where pricing tight costs you money.

In ZIP 90302, Inglewood, the Real Estate Data Aggregator counted 29 homes sold, up 123.1% from the same three months of 2025. Supply dropped 5.5 months year over year, to 5.4 months. More buyers, less to choose from. That combination pushed the median up 18.3%.

Lawndale's ZIP 90260 moved fast. The Real Estate Data Aggregator showed the median days on market fell 19 days, to 47. Nearly 38% of homes went under contract within two weeks. The sale-to-list ratio reached 100.8%.

ZIP 90305 in Inglewood is worth a closer look. The Real Estate Data Aggregator showed the median price down 17.9%, to $699,000. Days on market stretched 45 days longer than a year ago, to 92 days. Pending sales fell 12%. More supply came in, up 12.9%. That combination put downward pressure on prices.

ZIP 90044 in Los Angeles told a similar story. The median dropped 8.2% to $642,500. Days on market grew 10 days longer. Still, 70 homes sold, up 11.1% from a year before. Buyers were there. They just paid less.

Speed: not every home sold fast

ZIP 90304 in Inglewood had the fastest pace: 24 days on market. ZIP 90248 in Gardena was close behind at 27 days. ZIP 90302 in Inglewood took the longest, at 97 days, though that was 13 days shorter than a year before.

The bigger picture: rates and national sales

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year averaged 6.68%. Realtor.com reported the average mortgage rate at 7.40% on October 22, 2026. Rates above 7% shape what buyers can afford, and that affects which price ranges move fastest.

The National Association of Realtors reported 3.99 million existing homes sold nationally in September 2026. National inventory reached 1.60 million homes. The 1.3% national price gain sounds steady. But as this market shows, the local picture is far more varied.
