Some parts of the Primary market are still moving fast

By Jorge & Angela
Real estate, Primary market

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is real pressure on buyers. But Jorge Gonzalez and Angela Whiteway have watched this market for a combined 40-plus years, and the numbers tell a more specific story. Some ZIP codes here are still tight and moving fast. Others are slower. Your street matters more than the headline rate.

The Real Estate Data Aggregator counted 649 homes sold across the 16 ZIP codes in the three months ending August 31, 2026. That is a real base of activity. But those numbers hide big differences from one neighborhood to the next.

The tightest spot: Gardena 90248

The Real Estate Data Aggregator counted just 2 months of supply in ZIP 90248, Gardena. That is the tightest reading in this market. Homes there sold in a median of 27 days, and exactly half sold above list price. Inventory fell 35.7% from a year before. Less supply, faster sales. That is the combination that keeps sellers in control, even with rates above 7%.

The price dipped a little, down 2.4% from a year before. But homes are selling faster and still beating list price. That tells you the dip is about the mix of homes that sold, not about buyer demand fading.

What the national picture adds

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The National Association of Realtors reported that existing-home sales nationally reached 3.99 million in September 2026, with prices up 1.3% from a year before. Realtor.com noted that active inventory nationally rose 8.0% year over year as of the week ending October 24, 2026. Here in this market, some ZIP codes are tighter than the national picture suggests. Others are looser. The local count from the Real Estate Data Aggregator is what tells you which side your home sits on.

Compton 90220: a quiet bright spot

The Real Estate Data Aggregator counted 63 homes sold in ZIP 90220, Compton, in the three months ending August 31, 2026. The median was 46 days, 10 days shorter than a year before. Nearly half of homes, 47.6%, sold above list price. The sale-to-list ratio came in at 101.9%. Supply sat at 2.9 months. Inventory fell 22.4% from a year before. Compton is one of the tighter parts of this market, and it is not getting talked about as much as it should.
