Some parts of Primary market are moving fast, even with rates above 7%

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the headline everyone is reading. But Jorge and Angela want you to know: that number does not tell the whole story for Primary market.

The Real Estate Data Aggregator counted 655 homes sold across Primary market in the three months ending July 31, 2026. Some of those ZIP codes moved fast. Some did not. The difference is real, and it matters for what you do next.

The ZIP code that stands out: 90260

In the three months ending July 31, 2026, the Real Estate Data Aggregator counted just 2.3 months of supply in ZIP 90260. That is the tightest reading in this market. Buyers there have very little to choose from.

Nearly 4 in 10 homes in 90260 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share is up 10.7 points from a year ago. Speed is increasing there, not slowing down.

The median sale price in 90260 dipped 6.5% to $808,500, per the Real Estate Data Aggregator. So prices softened a little, but demand stayed firm. That is a useful thing for a buyer to know before writing an offer.

90232 and 90247: two more ZIP codes where buyers are competing

In ZIP 90232, the Real Estate Data Aggregator counted 65.2% of homes selling above list price in the three months ending July 31, 2026. That is the highest share in Primary market. The median sale price there was $2,100,000, up 5.7% from a year ago.

ZIP 90247 is also worth watching. The Real Estate Data Aggregator counted 55.1% of homes selling above list price there. The median sale price rose 4.9% to $813,000. More than half of homes are clearing list. That is real competition.

Where things are moving slower

Not every ZIP code is tight. ZIP 90305 had a median of 92 days on market, per the Real Estate Data Aggregator. That is 43 days longer than a year ago. Only 14.8% of homes sold above list price there.

ZIP 90304 had 8.5 months of supply, the most in Primary market, according to the Real Estate Data Aggregator. That said, 46.7% of homes there went under contract within two weeks. Small sample, but worth noting.

ZIP 90301 carried 5.7 months of supply. Days on market there rose 10 days from a year ago, and only 7.1% of homes went under contract within two weeks, down 20.9 points. That is a real shift.

What rates above 7% mean for this market

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted that rates crossed 7% in late September for the first time since January 2025. That is a real cost increase for buyers.

Nationally, the National Association of Realtors reported 4.9 months of supply, the highest in over ten years. Existing-home sales fell 2.0% in August 2026, per the National Association of Realtors.

But Primary market is not one number. The Real Estate Data Aggregator counted 901 homes for sale and 751 pending sales across the market in the three months ending July 31, 2026. Demand is still there in many ZIP codes.

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Prices are not falling nationally, just growing more slowly.

How to read this if you own a home here

If you are in 90260, 90232, or 90247, buyers are still competing. Price it right and you will likely see strong interest.

If you are in 90305 or 90301, homes are taking longer. The Real Estate Data Aggregator shows 92 days on market in 90305 and 69 days in 90301. Pricing needs to be sharper there.

For buyers, the tighter ZIP codes still need a clean offer and quick timing. The slower ones give you more room to think. Know which one you are in before you move.

In short

  3. But in Primary market, the Real Estate Data Aggregator shows 2.3 months of supply in one ZIP code and 8.5 in another.
  4. The neighborhood matters more than the national headline.
  5. One street can read very differently from the whole ZIP code.
